PPP - Site Zoning Vignette First Attempt

First attempt at PPP Site Zoning vignette. Last height restriction threw me for a loop, but any feedback greatly appreciated. Thanks!

Site Improvements limits:
25' from water line
5' from any property line

Building setbacks:
25' from Main St
30' from Rear Yard
10' from Side Yard

Max ht 65' west of property line of Lot A = 45' above benchmark
Max ht 0'-40' east of property line of Lot B = 20' above grade at property line
Max envelope = 30 degree line rising eastward from a point at an elevation 20' above benchmark

(Benchmark = 105')
(Grade at property line = 145')

Hmmm, still unclear. The benchmark is 105', and 20' above is 125'. I thought the instructions were to begin my inclined plane at that elevation. Does this actually mean, start the inclined plane in the PLAN LOCATION of the benchmark (ie, outside the allowable building area)? Pease see attached red line. Thanks~
