Lower-
This is easier/faster to solve with columns/beams only.
Why is there a beam at the west end of the common area?
Why is there a beam at the east side of the covered entry?
Missing a beam at the west side of the covered entry.

Upper-
Columns do not have to be aligned on a grid.

Thanks Sparky,

Would you suggest using columns/beams instead of bearing walls for most solutions? It did seem weird placing columns on top of bearing walls...

Why is there a beam at the west end of the common area? I am just use to having some sort of edge beam, but I guess there is no need on this vignette?

Missing a beam at the west side of the covered entry. Why is one needed here but not on the East side? ...because NCARB doesn't know how to frame a building. In their world the lower roof interrupts that wall, so a beam is required.
