Site Design Vignette

Please comment on my vignette. I am testing shortly.

I have the following questions:

A) The program asks to open the office to open to the Pedestrian Plaza. Is my solution acceptable even though I am opening only to a very small area ?
B) Maximum Distance of the Office to the Pond. Is it acceptable that the entry of the building and some of the area but not all is within the req'd distance or all the building needs to be ?
C) Service Drive outside building line ? seems ok to me but need to confirm is acceptable.

Building connection to the PP is fine as is.
Pond distance to the OT has nothing to do with the entry.
Inadequate building separation.
No pedestrian circulation between the PP and public walk.
Service drive is not allowed in the setback.
Walk to the HCP parking spaces is too short.
See the tree diagrams. Coniferous trees cannot overlap paving. You cannot walk or drive under them.
Restaurant view of the pond blocked by new coniferous trees.

Question based on your response:
" Service Drive is not allowed in the setback " Do you mean beyond the building line should be considered a setback and the driveway should be within the building line?
I bring my question because I Don't think the program gives setback requirements.

" Walkway to HCP too short" only because it fails to reach the end of the third parking to the south?

Also.. Is there any room for error in these two vignettes or most departures from the code can be considered fatal ?

Sure it does:
"No construction or built improvements of any kind shall
occur outside the building limit line except for direct
vehicular and pedestrian access."

West end of the PP has no winter wind protection.
Too much of the PP is shaded by the OT.
East end of the PP has no winter wind protection.

The Program seems to ask for at least 210' apart between the tower in program Item # 2, Then it asks for a minimum of 20' in program item # 13. My circle between the tower and the restaurant is 210 Dia. why it is inadequate.

New coniferous trees partially block the view of the pond from the restaurant.
(Is this considered a fail? There is a view after all. The program doesn't request full view. Do we need to show a complete view of it?

Too much of the PP is shaded by the OT. how much is too much, or little. Do I have to provide summer sun for 100 % of the plaza? would this also be considered a fail? [/color]
