Site Grading - NCARB Example - 1st Attempt

I used sparky's method of measuring swale at top of building with lines, both are less than 50'. Is Berm sufficient and/or necessary to divert water to those two swales? Also, just to be entirely certain, assuming the 2% min. (50') does NOT apply to building pad "flat" area. Let me know if any moves seem excessive or too conservative.

The berm is not needed. Gravity can do just fine without it.Also, just to be entirely certain, assuming the 2% min. (50') does NOT apply to building pad "flat" area. What???
