Site Design - First run - please comment

My First run at the site design vignette. Testing on Friday :?

The building spacing of 210' threw me a bit. Didn't leave many options for locations. Comments appreciated!

Questions:

How many public sidewalks do we need to connect to?
How many sq ft can you be off of the plaza total? I have 7,999.5 sq ft

How many public sidewalks do we need to connect to? How many does the program require? ;)
How many sq ft can you be off of the plaza total? I have 7,999.5 sq ft That works. Within 5 s.f. is very easy.

A walk crossing a drive is not continuous as required and is a safety issue. It's an error in NCARB's passing example too.
New tree at the SW corner of the restaurant serves no purpose. The service entry is on the south face of the restaurant and cannot be seen from the PP.
HCP parking should be entirely within 100' of the OT entry.

Hi Sparky83, thanks for the comments.

I used a 100' radius circle to check the HC parking. Should I also use sketch lines to check actual travel?

Re : tree at entrance- The NCARB solution showed a tree here and they note it in writing. Perhaps they were blocking the view of the stoop?

Look again, they do not call out a new coniferous tree at the service entry. It's there, but not needed. NCARB passing examples contain errors.

The service entry is on the south face of the restaurant. How could that be seen from the PP?

I see that you would see it from the south east corner of the PP. seems you would at least see the service entry trucks unloading

There are no trucks.
The south face of the restaurant is south of the PP. Unless you set up a huge mirror, you cannot see the service entry from the PP.

Hi Sparky83

It may be an error, but they show them on the plan & also call it out specifically in the description. Kind of misleading???

How are we supposed to interpret?

Perhaps, just like the real codes. Always interpretations. Except we usually get a chance to defend ours in real life.
