Site Design Vignette - retesting on Thursday

Failed SPD the first time purely because of this vignette. Any feedback appreciated over the holidays - thanks!

It looks like the pedestrian walkway is encroaching into the 30' setback from the pond -- the instructions call for any built improvements to stay 30' back. You might find it easier to connect PP to Bentley instead where there is more room to work around the pond setback.

Maybe too few conifers blocking the winds to the PP?

The new tree at the SW corner of the restaurant serves no purpose.
Forcing service vehicles through the parking area is poor design logic.
No offset required between drives and PP.
Building separation may not be adequate.

Thanks, Sparky83! I have a couple questions below, if you get the chance.

Sparky83 wrote:The new tree at the SW corner of the restaurant serves no purpose. I put this in for good measure just in case the building and PP placement themselves were deemed insufficient for blocking views of the service entry. Would I lose points for an extra tree?
Forcing service vehicles through the parking area is poor design logic. Does this dock points in NCARB's scoring or is it a fatal error? Can you point me towards a more successful alternative solution?
No offset required between drives and PP.
Building separation may not be adequate. Agreed - looks like it's cutting it close but the big circle between them is 210'-6". I'll space them out further just to be safe...
