Building Separation

Postby highway6 » Tue Sep 19, 2017 8:36 am

I've gone through the dorf video and multiple practice vignettes..
When it gives as a requirement that the two buildings should be X' apart..
Do we know if that is referring to Wall-to-Wall/Corner-to-Corner.. or could that mean a more lenient Entrance-to-Entrance ?

And do we know if that is a fatal error ?

Took my test Monday.. The 210' separation distance was incredibly hard to achieve along with the other constraints.
I ended up with over 210' entrance to entrance.. but only like 190' bldg to bldg.

There is no way to prove it's fatal or how much of a deduct that would be.
We assume what is and is not fatal, but's just an educated guess.

Guess I was hoping to hear examples of people that did the same thing and still passed...
Guess I'll know end of the week and update the forum.

If it is a fatal error, the NCARB video will say so. The fatal, major and minor errors are all listed in that video.

You'd think after taking 4 differnt tests now, I would have actually watched the NCAARB video.. but noooo.
Great information there, Thank you.

It lists as:
Critical Getting all required elements on the site.

Major Respect Building Limit Lines, No Setback Encroachment, One Curb Cut, Appropriate Parking Count, No Dead-End Parking Aisle

Minor Building Proximity to other elements, Correct Accessible Parking Size, Continuous Pedestrian Path

That's good news! It sounds like a minor issue. Keep us posted.

Update:
Passed SPD..

So confirmed fudging on the min building separation by 20ish feet in order to make other constraints work isn't a big deal.
Also confirmed.. on Site Grading.. putting that first grade 2.5' (20%) away from monument, like Dorf says.. is the way to go.
