Main drive fails to connect to the street. Fatal.
No need for 2 walks to the public walk.
Too much of the PP shaded by the OT.
No need for a walk to regular parking spaces.
A walk crossing a drive is not continuous as required and is a safety issue.
Service drive violates the 5' setback.
Winter wind protection for the PP barely there. Deciduous trees do not provide WINTER wind protection.
HCP parking spaces are not the correct size.
