SPD - Site Planning Attempt 1

Postby Loridan » Sun Apr 30, 2017 11:03 am

All,

I'm new to the website and SPD is going to be my third test. I've already passed CDS and PPP.
I'm a little bit worried about the Site Planning Vignette.

I have attached my solution below. I think that I have covered all my bases but would love it if someone would look at it with different eyes.

I am testing for SPD on Wednesday!

Thanks,
John

I don't see any serious issues

Opportunities for reducing the amount of paving:
-Walkway from Bentley Ave to Plaza could be significantly shorter if it went from Academy Street instead
-Central parking spots could go back to back, this would make drives shorter
-Parking and plaza could scoot north towards pond setback which would reduce length of driveways/walkways

Came across these parking videos today, felt helpful to me for drawing more quickly/precisely: https://www.youtube.com/watch?v=WZALLdheb0s

pedestrian plaza seems exposed to prevailing winds. (wasn't that a criteria?)

That's what the new coniferous trees are for.

I'm wondering about 2 things:

1. the part of the pedestrian plaza that will be in the shadow of the Office tower - doesn't this violate the requirement for noonday sun in the PP?
2. the entry to the office tower doesn't really seem visible to Bentley.

Also, if you put coniferous trees in the landscape buffer in the parking lot, I think that would cover you on the wind exposure.

2. the entry to the office tower doesn't really seem visible to Bentley. Why?

Nope. Look at the tree diagrams. Coniferous trees cannot overlap paving. You cannot walk or drive under them.

ONE QUESTION: The circle you drew for HC spaces being within 100' from your OT: looks like the radius is 100, not the diameter? And, IF that is true, do you have to move the center of the circle to the Main Entry of the OT to check the distance? I think so but not 100% sure -- COACH PLEASE VERIFY??

I'm not Coach, but that's a good catch. The 100' radius circle should be centered at the building entry, not corner. The HCP parking spaces should be entirely within that circle.
