Party Wall Easement - Who Owns It?

It's that time again when you start reading conflicting information. So with a party wall who really owns it? I've read that the first person that builds the party wall technically "owns" it... but I have also read it is 50-50 ownership with a structural easement, meaning that the structure cannot be touched for the obvious reasons
