-> I thought it is pre-design, because natural ventilation and daylighting have great effect on basic building system and design, so it will be most effective if they are determined before starting schematic design.

3. which category is for superintendent and general man fee?

-> I thought it is overhead, because architectural handbook said that Overhead costs associated with construction are usually referred to as general conditions. These costs include those for field supervisory staff, additional professional services staff, engineering consultants, as well as temporary facilities and utilities, small tools, and a variety of safety and security equipment.
