Ballast Alt vignette,

1. program asked for the maximum building height of any portion of a building on lot A to be 75ft above the average grade level at the building line. How is this calculated? i picked the center point between the two boundaries of the building lines and drew a line down to the grade.

2. the passing solution in Ballast shows the building lot line at 5ft from the easement, this is no where to be found in the program as a rule only 5ft from the property line

any help on this is appreciated, testing wednesday.

I have the same questions. 'Average grade' is an issue on the Ballast practice vignettes which I've seen come up several times now on this forum. Same for the 'property line' vs 'easement' offset.

Actually, to answer your 2nd question, the program asks for the side setbacks to be at 15ft, so the setback goes past the easement 5' (the easement is 10').

Thanks Coach,

Would also like to jump in on this. I too was confused about the stipulation that stated "average grade @ building line". When i did this alt, I took the average of the two grade points where the building line hit.
