Does anybody know what is NCARB take on what is the ideal phase for a Value engineering on a project?
Would you think that Design Development would be the ideal phase? Thanks!

There is no ideal phase. VE can happen at any time. Early VE potentially has greater impact than in later phases.

Coach thank you and I absolutely agree with you 100%!!! you will need to tell that to NCARB then. It is very sad however that NCARB does not think the same way...

But what do you mean when you wrote VE has greater impact at early stages tough?

You have more control over bigger, far-reaching items/issues earlier. For example, deciding between multi or single story is will be more significant than picking metal siding over marble.

So then if you had to choose between picking schematic design phase or design development phase for value engineering a building, which one would you pick if you had to choose one?

it seems schematic design would have a greater impact then design development, correct? Thanks!

I'd look for clues in the question. Also see if AHPP has any guidance.
