Owner/Architect or Owner/Contractor Contract

So AIA A201 clearly delineate responsibilities for the Owner, Architect and Contractor. What happens when the Owner and Architect are the same person. Or the Owner and Contractor are the same person?

What happens is that you dont use those contract documents. These primary AIA documents define the “tri-partite” roles for the design-bid-build delivery method. Anything beyond that is outside the realm of the CSE.

The owner = architect scenario is pretty rare and not worth the effort to look into unless its a real life scenario. Its sort of like “what is the sound of one hand clapping?”

The owner = contractor is more of a developer scenario. “Owner-builder”. Also its common on residential projects where private owners want to take on the role of GC and hire subs.
