Hello ,

I am getting very confused regarding very basic stuff and getting nervous about it. Can anyone help me clarify the following? Apologies in advance if they seem very basic.

1. When architect estimates his fee as a percentage of construction cost in a programming phase does it include the following ?

- Material testing fees
- soil report fee
- permit fees
- legal fees
- Contractors overhead and profit ( I assume that when architect gives a cost idea to the owner after the planning phase , the contractors overhead or profit is not included there ? Or there is a generic 20% fee that is later adjusted after bidding has been done and the construction cost is reflected with that )

2. Is architect in charge of construction cost estimate at a programming phase ? Is this basic service or additional ?Does he present with a cost breakdown after programming has been done ? Or he just states his percentage ?

3. Does construction schedule part of the programming phase ? I

4. n the programming phase does the architect develop a schedule for construction ? When asked to develop a program which one in following are most important to do ?
- Site visit
- Scope of work
- develop construction schedule
- develop project budget
- requirement of equipment

5. FF&E is it part of project budget or construction budget ?.

Of course it's included.

How o&p is included depends on how the estimate is calculated. The unit/system cost guides I've used typically have it built in.

That's beyond the scope of the exam.

Construction schedule is prepared by the contractor. Architect prepares preliminary schedule. See B101.

When asked to develop a program which one in following are most important to do ?
- Site visit

Initial programs are not necessarily site-specific.

- Scope of work

You need a program to know the scope.

- develop construction schedule
- develop project budget

Time and budget are parts of a final program, but not a starting point.

- requirement of equipment

Most relevant item on the given list.

5. FF&E is it part of project budget or construction budget ?.

Yes.

FF&E is part of the project budget, not construction cost.

Wonder if "soft cost" and "hard cost" still being used (in the test).
Those terms are easier to relate and memorized.
