3.1 Vignette retry - Please review!

Coach,

Per your comment, I have re-looked at the heights of the 1st and 2nd floor spaces and am re-posting my 3.1 vignette for your review. I've included the height dimensions on the section for reference. Let me know if this looks okay!

A quick recap:

1st Floor:
joist/duct combo: 28" joist with 32x24 duct + 8" light space = 60"
Ceiling height: 8'-4"

2nd Floor:
joist/duct combo: 20" joist with 32x24 duct + 8" light space = 52"
Ceiling height: 8'-4"

Meeting Room:
joist/duct combo: 28" joist with 32x12 duct + 8" light space = 48"
Ceiling height: 26'-0"

Frost line: 3'-0" below grade. I've located the TOP of the footing at the frost line.

Your 1st and 2nd floor joists in section don't match up with where they're shown in plan. Also, it looks like the duct on the second floor is drawn as a 32x24, which may be the largest duct size on the floor, however the section is cutting through a 32x16 duct.

I think you meant to write 29'-4" for the total exterior wall height, correct?

I agree with sschwar's comments above.

And yes, the overall wall heights should either be: 29'-4" and 33'-0" OR 30'-0" and 33'-8"

I always do mine the second way as I sketched below...

From what I can gather on here, both methods are acceptable. I terminate my footings at grade level because that is what is shown on NCARB's passing solution...
